What is escrow?

When a buyer purchases a property, they are asked for a down payment. That amount will vary based on the type of loan, what the lender requires or how low you’d like your house payment to be.

As a result, buyers and sellers need an escrow or settlement company to act as an independent third party. The escrow or settlement company will hold the deposit and coordinate much of the activity that goes on during this period. (The deposit may also be held by an attorney or in the broker’s trust account.) .

The period that a buyer and seller are “in escrow” is usually 30 days, but may be longer or shorter. During this time everything specified in the contract must be completed satisfactorily. By the time you have opened escrow, you have come to an agreement with the seller on the closing date, inspection contingencies etc.

Home Warranty

A home warranty is different from homeowner’s insurance and is a separate contract with a warranty company, usually lasting about a year, that covers some unexpected repairs or issues with the home. Things like a broken furnace, plumbing problems or a broken appliance are examples of things that might be covered by a home warranty.

There are a number of programs available for qualifying first time homebuyers. Owning a home is a good investment: it’s good for the community, the economy and your well-being, too!

The state of South Dakota offers grant money for residents who are first time home buyers that need assistance with the down payment and/or closing costs. This money comes in the form of state grants up to 3% of the purchase price and it’s worth your time to educate yourself.

The South Dakota Housing Development Authority is the agency that provides funding assistance to first time home buyers.  How much assistance you get depends upon your income. The U.S. Department of Housing and Urban Development (HUD) provides home buyer assistance and grants in every state. There are multiple grant programs designed specifically for people that meet certain requirements. It’s worth visiting HUD’s website to see what assistance is currently available.
